Job Description We are searching for a skilled, dynamic and motivated Leasing Manager for a portfolio of properties in the Rochester, NY area. The portfolio currently includes 7 properties with approximately 2,100 units ranging in size from 100 to 500 units with opportunity for growth in the future. Included in the portfolio is the Sibley Building, which is currently being redeveloped by WinnCompanies and will include commercial, retail and apartment homes with spectacular amenities. The Sibley Building is a place that everyone recognizes, an icon of the city. Listed on the National Register of Historic Places since 1984, this landmark is finally getting the facelift that it deserves, thanks to the talented designers and planners at WinnDevelopment. Once, the largest department store between New York and Chicago, the 1 million sq., ft. redevelopment is destined to become the centerpiece of a revitalized downtown, and we're looking for someone to help be a part of it. This is a critical, high-profile role which requires a level of aptitude in all aspects of the marketing and leasing operations, including compliance with property specific regulation’s, monitoring and reporting on occupancy, rent growth / trends and market data, resident relations, etc. Position Summary: The leasing manager is responsible for oversight of the Leasing activity at multiple locations and day to day operations of the leasing teams with a primary goal of meeting or exceeding the occupancy and income objectives at each asset while providing exceptional customer service and apartment homes. Essential Functions of the Leasing Manager Job will include: Work in conjunction with the senior property manager and on site managers to lead and manage leasing teams at multiple locations Responsible for reporting on market conditions and creating marketing plans for each asset Works with and takes direction from the Regional Marketing Manager on all marketing related functions Train and develop the teams to meet all requirements of the leasing role including telephone techniques, greeting/qualifying/demonstrating, follow-up, sales tools, shopper’s repots, etc. Manage and maintain multiple wait lists at multiple locations and supervise and manage the "scrubbing" of all wait lists to maintain an accurate, working wait list to support maximization of occupancy Works closely with the on-site teams monitor turnover demand, move in schedules, move outs and coordinate resources Manage the leasing staff and operational procedures ensuring potential residents are promptly qualified and placed on the appropriate wait lists Ensure all applicants are assigned to units within the approved/designated maximum window of time in order to minimize vacancy loss Communicate challenges and resource needs to the Senior Property Manager Represent the portfolio in a professional manner Responsible for the presentation of Leasing Center/s and model homes Ensure compliance with Fair Housing Guidelines Resolves customer issues in the best interest of both the customer and the company Serve as leasing consultant and perform leasing functions as necessary when needed Job Requirements: High School Diploma or equivalent with some college preferred 3-5 year’s property management experience preferred 3-5 year’s sales and/or management experience required A current vehicle license in good standing and meet the driving records standards outlined in the Company Safe Vehicular Operations Policy This position requires the employee to provide their own vehicle for business use. Mileage will be reimbursed Experience with market rate housing portfolios required Experience with affordable housing portfolios a plus Proficiency with Microsoft Office, Excel, Outlook, property software such as Yardi Voyage Anticipated Work Schedule: Monday – Friday: 9AM - 6PM.
