Leasing Consultant Key Responsibilities Marketing/Sales . Demonstrates an understanding of the property, its residents, the geographic area, and the competition. . Ensures all information provided to prospective residents is accurate. . Develops and maintains effective telephone, greeting, demonstration, and closing and follow up skills. . Answers incoming telephone calls, responds to all email leads, tours all scheduled and walk-in traffic, conducts follow up with all traffic and records all activity into the Management Information System (eg Yardi). . Maintains Guest Welcome Cards and follows up with all prospects and leads. . Maintains relationships with area corporations and real estate brokers to generate new business. . Keeps current with local events and hiring trends, which may have an impact on the property. . Represents the property, himself/herself and the company in a professional manner. . Assists Property Manager with ad updates and maintains the Advertising Book for the property. . Ensures fresh and accurate content is displayed on the property's WinnStyle website, internet and print ads at all times. . Posts Craigslist ads and Ratings & Reviews comments to the website on a daily basis. . Maintains a current Leasing Binder at all times. . Ensures the property exterior and interior common areas and vacant apartments are presentable. . Opens, closes, and inspects the model apartment(s) and the rental office each day. . Maintains knowledge of the affordable income component of the property, which includes the application and recertification process (if applicable). . Knowledgeable in operating policies and procedures specific to the property, including, but not limited to, security deposit policy, lease break policy, photo ID policy and pet policy. . Understands a third party Mystery Shop may be conducted to assess customer service and sales skills. ResidentsFirst (Customer Service) . Is courteous and helpful to residents at all times. . Ensures that every new resident experiences a pleasant move-in process and receives either a Winn branded Resident Welcome Gift or Welcome Gift suited to the properties budget and / or circumstances. . Responsible for the implementation of the Designed For You Program, and for explaining it to prospects and residents (Resident Portal with online pay and service order functionality, MoneyGram and Resident Satisfaction E-Survey Program). . Handles resident service requests and follows up with the resident to ensure the work has been completed to their satisfaction. . Manages the lease expiration and renewal process, under the direction of the Property Manager. . Ensures that the site-specific resident retention cycle is properly executed. . Coordinates the planning of resident social events. . Prepares the property's monthly newsletter as directed by Property Manager. . Maintains the property's social media campaigns. Ie: Facebook, Twitter, Pinterest, etc. Administration . Responsible for administrative duties pertaining to processing rental applications, general correspondence, and resident files. . Ensures that an adequate supply of all WinnStyle marketing forms, collateral materials, documents, and supplies are on hand. . Follows all standard operating procedures, including, but not limited to; maintenance of the flow drawer, move-ins, renewals, transfers, terminations and roommate changes. . Checks accuracy of the Availability Report daily. . Records all transactions in the Management Information System on a daily basis. . Submits marketing reports including but not limited to the monthly Market Survey, as required. . Updates the Leasing Sheet weekly, under the direction of the Property Manager. . Fulfills all marketing policies and procedures. . Completes all training courses, as required. . Understands all company policies and procedures. Other . Demonstrates respect and regard for the dignity of all residents, families, visitors, vendors and fellow employees to ensure a professional, responsible, and courteous environment. . Follows and adheres to all WinnSafe policies, practices and procedures. . Commits to recognize and respect cultural diversity for all customers (internal and external). . Communicates effectively with internal and external customers with respect of differences in cultures, values, beliefs and ages, utilizing interpreters when needed. . Performs other duties as assigned. Knowledge of Yardi software, Landlord/Tenant Laws, Fair Housing and Customer Service skills are preferred. see above
