Benderson Development Company is a national leader in the development and management of retail shopping centers, office buildings and industrial buildings.Due to continued tenant growth and additions at this high rise office building, we seek a candidate in fill our present opening to manage a 21-story high-rise building in Rochester, New York, presently known as the 5 Star Bank Plaza (at 100 Chestnut Street) and formerly known as One HSBC Center.Selected candidate will manage general maintenance, construction and groundskeeping for the commercial office building and assigned retail centers. Ensure that tenant relations, maintenance requirements and company obligations related to the center through contractual and lease agreements, are addressed and carried out efficiently and expeditiously. Manage and respond to tenant questions and concerns in an expeditious manner.1. Direct the day-to-day operations of the center. Communicate and meet with tenants to address, resolve, interpret, judge, or enforce the lease and any concerns, requests or problems. Respond to tenant requests in an expedient manner. Show spaces to prospective tenants. Review leases and advise tenants as to appropriate action2. Perform regular inspections of the high rise building property, primarily common areas, dependent upon landlord obligations, location, and current projects on site. Maintain an excellent exterior and interior appearance of the center. Oversee the safety and overall appearance of the property; monitor all safety systems.3. Work closely with Engineering staff to insure building mechanical operations are monitored, regulated and properly maintained and repaired and proper upgrades to systems are budgeted and carried out. Review all emergency management policies for property management including plumbing, electrical, telephone, fire, law enforcement and lighting. Coordinate repairs, upgrades, new construction or tenant build out with contractors and tenants. Obtain estimates, review and negotiate contracts, obtain necessary permits and award contracts. Provide direction to maintenance staff in performing related functions. Supervise, train and monitor work of maintenance staff; direct maintenance personnel and other staff regarding daily tasks, responsibilities and upcoming promotions or events.4. Plan, schedule, bid, execute, supervise and evaluate contractor repairs and maintenance work on site. Review all relevant vendor contracts. Oversee and monitor work and services of contractors to insure work is carried out properly. Perform final inspection of construction/repair work, and insure completed work meets tenant/company requirements. Hire contractors to perform repairs/maintenance.5. Prepare and monitor aspects of costs and budgets as related to the building.RequirementsNecessary job requirements include 5 + years experience in management of a high rise office building. Proven experience in successful response to tenant questions and concerns in a high rise office environment, reviewing tenant leases and overseeing maintenance and construction in this environment as well as proven excellent tenant relation skills."This contractor and subcontractor shall abide by the requirements of 41 CFR 60-741.5(a), 41 CFR 60-300.5(a).
